Hi, I'm Sarah: More homes are moving in the Primary market
Hi, I'm Sarah. Demand is still showing up in Las Vegas. That is the clearest thing these numbers say.
The Real Estate Data Aggregator counted 2,015 homes sold in the Primary market for the three months ending August 31, 2026. That is up 6.6% from the same months of 2025. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. Rates are real, and buyers are still moving. So sellers can price with care instead of guessing.
Sold up, pending up, listings up. Supply barely moved. That is a market where buyers are keeping pace with sellers.
Rates are high. Buyers are still here.
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. That is a real cost. But the National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. People are buying. They are just being careful about price.
Nationally, Realtor.com reported for-sale listings growing nearly 7% year over year in the week ending October 10, 2026. Here in the Primary market, the Real Estate Data Aggregator shows inventory up just 0.1%. More choice nationally, tighter supply locally. That gap matters for pricing.
How each ZIP code read in the three months ending August 31, 2026
Sold counts, median prices, and days on market tell different stories by ZIP. Are you curious how your street compares to the whole ZIP? (ask me).
Where homes moved fastest
The Real Estate Data Aggregator shows 89085 had the shortest median at 41 days. Then 89130 at 42 days, 89031 at 43 days, and 89143 and 89084 both at 49 days. Faster days, tighter supply. That is the pattern in each of those ZIPs.
Prices: some up, some down
Not every ZIP saw prices rise. That is worth saying plainly. The Real Estate Data Aggregator shows 89143 up 29.6% to $602,500. But 89129 fell 10.9% to $410,000, 89085 fell 11.3% to $483,500, and 89144 fell 10.3% to $525,000. Four very different outcomes, one market. Price depends on your street, not just your ZIP.
Homes going under contract fast
The Real Estate Data Aggregator shows 89130 led the market: 37.5% of homes went under contract within two weeks of listing. That is up 11 points from a year before. 89031 was next at 32.3%, then 89085 at 30.8%, and 89129 at 29.9%. Speed varies a lot by ZIP.
Supply: still mostly balanced
Months of supply tells you how long the current inventory would last at today's pace. The Real Estate Data Aggregator shows 89031 tightest at 2.9 months, down 1 full month from a year ago. 89134 and 89085 both sit at 3.3 months. 89129 and 89144 are at the looser end, at 5.2 and 5.3 months. Balanced is roughly 4 to 6 months. Most ZIPs here are at or below that.
What this means if you own a home here
Sales are up. Pending sales are up. New listings are up. Supply barely moved. Those four things together say demand is keeping pace with what sellers are bringing to market. That is not a reason to overprice. It is a reason to price with confidence...and let the buyers come to you.
One more thing. The National Association of Realtors reported national existing-home prices up 1.3% in September 2026. Our Primary market ZIPs are telling a wider range of stories than that single number suggests. Your ZIP, and your street, may read very differently from the market average.
