Las Vegas sales rose even with rates above 7%
Hi, I'm Sarah. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is a real number. It is not small. And yet the Real Estate Data Aggregator counted 2,015 homes sold across this market in the three months ending August 31, 2026, up 6.6% from the same months a year before. Demand did not disappear.
That 6.6% gain matters because it happened while rates climbed above 7% for the first time since January 2025, according to Realtor.com. Buyers are still moving. But are they moving toward your ZIP code?
The market-wide picture
The Real Estate Data Aggregator shows sales up, new listings up, and pending sales up. Inventory is nearly flat, up just 0.1%. More buyers, not many more homes. That balance keeps pricing honest.
How each ZIP code stacked up
Here is where it gets specific. Four things stood out across the twelve ZIP codes: 89134 saw sales jump 46.2%, 89031 sold 268 homes in 43 days at 99.3% of list, 89138 carried the highest median price at $800,000, and 89085 sold only 12 homes with none above list price. One market, four very different stories. Pricing and timing are everything right now.
Let me break those out more clearly by ZIP.
Where homes moved fastest
89085 and 89130 moved in 41 and 42 days. That is well under the 62-day national median Realtor.com reported as of October 22, 2026. 89138, the priciest ZIP, took 70 days. Longer days do not mean no sale. They mean price has to be right.
Who is getting above asking?
Nearly 23 in 100 homes in 89031 sold above asking. That is the highest in this market. 89085 had zero. Same metro, very different results. Does your street look more like 89031 or 89085? (ask me).
The ZIP codes with the biggest swings
89143 saw its median price jump 29.6% year over year, according to the Real Estate Data Aggregator. Sales there rose 24.7%. That is a real shift. But days on market grew 14 days longer, too. More buyers came, and they took a little more time. 89134 saw sales jump 46.2% while months of supply fell 2.4 months. That is a lot of movement in one ZIP.
89129 sold more homes than 89143, but its median price slipped 10.9%. More volume, lower price. That is not bad news if you price to where buyers actually are.
What national numbers say
The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. Prices rose 1.3% year over year. That is a slow, steady climb. Las Vegas outpaced that on volume. Freddie Mac put the 30-year rate at 7.32% as of October 22, 2026. Buyers are adjusting to that rate, not waiting for it to fall.
What this means for your home
Sales rose. Prices moved in different directions depending on ZIP. Days on market ranged from 41 to 70. Sale-to-list ratios ran from 96.7% to 99.4%. Those four numbers tell you that where you price, and when you list, still matters a great deal...even in a market where buyers keep showing up.
- The Real Estate Data Aggregator counted 2,015 sales in this market for the three months ending August 31, 2026, up 6.6% from a year before.
- Rates above 7% did not stop that.
- But results varied widely by ZIP.
- One street can read very differently from the ZIP code around it.
